Slab leak repair in Dillsburg, PA. We pinpoint, then we fix.
A slab leak is one of the most expensive plumbing problems to mishandle. Cut the wrong slab, miss the actual pipe, and the homeowner ends up with two repairs, two patches, and a wet foundation. We pinpoint with acoustic and thermal equipment first - then make one cut, not three.
The signs that point to a slab leak
Slab homes in Camp Hill, Mechanicsburg, and the newer Dillsburg developments share a common failure mode: 30-year-old soft copper, run under the slab, with hot lines pinholing first because heat accelerates corrosion. Watch for any two of:
- A noticeable warm spot on tile or hardwood floor.
- The water meter dial moving with all fixtures off.
- Water bill that doubled with no obvious leak.
- Faint running-water sound behind a wall when nothing is on.
- Mildew or musty smell at floor level.
- Hot water heater cycling more than usual if the leak is on the hot side.
- New cracks in slab tile or grout.
How we actually pinpoint a slab leak
Step 1. Isolate hot vs cold side
We close the cold-side valve at the water heater and watch the meter. If movement stops, the leak is on the cold side. If movement continues, it's on the hot side. That cuts our search area in half before we open anything.
Step 2. Pressure-isolate the manifold
For homes with multiple manifolds or zones, we pressurize each branch in turn with nitrogen. The branch that won't hold pressure contains the leak.
Step 3. Acoustic listening
A pinhole at 60 PSI is loud, just not in the audible range. We use a high-sensitivity ground microphone and listen across the slab. Pressurized water leaking through a pinhole produces a distinctive 800 to 2,000 Hz hiss we can localize within 12 inches.
Step 4. Thermal confirmation
Hot-side leaks throw a heat signature. A thermal camera confirms what the acoustic gear suggested. Cold-side leaks usually show as a colder zone where evaporative cooling is happening below the slab.
